Shanghai Zhongqi Construction Technology Group Co., Ltd. (Z-GROUP) has received an award notification and a Letter of Intent from its employer, Hainan Muxing Trading Co., Ltd. (海南钼兴商贸有限公司), part of the CMOC group (洛钼集团), confirming Z-GROUP as the partner for Section 3 (Buildings 3, 7 and 8-19) of the fit-out works at the St. Regis Sanya Bay Resort project (三亚湾瑞吉度假酒店), a new-build resort hotel in Hainan.
The works are priced on a bill-of-quantities basis, with the permanent works lump-summed against the tender drawings and technical specifications and the preliminaries lump-summed. The planned handover date is 25 August 2027; the commencement date will be confirmed by the employer's written notice to commence. The final scope and quantities are subject to the contract to be signed by both parties.
The scope covers three distinct functional areas: a linen room in Building 3, a kids' club in Building 7, and the villa guest rooms in Buildings 8-19 - the highest-standard guest rooms in the project.
Shanghai Yaoyi Industrial Co., Ltd. (上海耀毅实业有限公司), part of the Shimao group (上海世茂股份有限公司), acts as the project management party, with China Construction Seventh Engineering Division Corp., Ltd. (中国建筑第七工程局有限公司) as the general contractor.
▎St. Regis and resort hotel work
St. Regis is Marriott International's luxury hotel brand, with established brand standards and review processes covering spatial proportion, material quality and detailing. Z-GROUP has worked on hotels for Marriott brands including St. Regis, The Ritz-Carlton, Marriott, Sheraton and Westin, and is familiar with international brand standards, brand review processes and opening milestones.
In the resort segment, Z-GROUP has delivered projects such as Banyan Tree Mount Emei (峨眉山悦榕庄酒店), covering facades, main building public areas, guest rooms and lakeside villas; in Hainan, Z-GROUP has completed Hotel Indigo Hainan Clearwater Bay and Kimpton Aqeos Hainan. ▎Why high-spec fit-out is an integration challenge
In high-end resort hotels the difficulty lies less in any single trade than in the interfaces between design, design development and on-site delivery:
- Front-loaded design development: guest rooms, public areas, F&B and banquet spaces coexist, so drawing coordination, setting-out and material samples must be locked early to secure finishes and detailing quality
- Parallel work across many spaces: lobbies, restaurants, guest rooms and ballrooms overlap, requiring zoned flow-line construction and defined working windows
- Programme and handover dates: with a fixed handover date, wet trades and bespoke manufacturing must be scheduled early to avoid a compressed finish
- Brand standards: routine coordination with the brand and operator, mock-up first and staged acceptance
